Three different situations, three different paths
People reach this page for very different reasons. Some want to sell a house that no longer fits their life. Some have fallen behind and would rather keep their home. Others are dealing with a property that was already sold at a sheriff or tax sale. Each path starts somewhere different, so the selector below sends you to the right first step without asking for an email.
What a property review is — and is not
A review is a conversation about the house, its condition, who owns it, and your timing. It is not an appraisal, a guaranteed offer, or a promise that cash is available or that a sale will close by a date. If a proposal follows, it comes in writing and names the buyer, their role in the deal, the terms and any compensation involved.
When keeping the home is the better question
If you have missed payments or received a notice, speak with a free housing counselor before you decide anything. Counselors can explain loss-mitigation and assistance programs. Contacting WorkWithBar does not pause a foreclosure or any court process.
Run your own numbers first
The worksheet on this page uses only the amounts you type. Missing figures show as incomplete rather than a made-up estimate, and a negative result shows as a shortfall so you can see it plainly.
