Seller guide

Delaware County foreclosure resources and official contacts

Delaware County lists Legal Aid of Southeastern PA at (877) 429-5994 for housing legal help. For sale status, call the Sheriff's real estate unit at (610) 891-4305; for tax or judicial sales, the Tax Claim Bureau at (610) 891-8294. We have not confirmed any court diversion pilot as currently active.

Legal help first

LASP is the county-listed legal help resource for housing issues.

Historical pilot — not confirmed current

An older court order scan describes a past diversion pilot with its own contact and timing. We could not confirm it is active, so we do not present it as available. Ask LASP or the court.

Sheriff and Tax Claim

Confirm status directly. Do not assume every posted auction date is current.

PHFA statewide help

PHFA's foreclosure/HEMAP line is 1-800-342-2397. HEMAP is a repayable loan with eligibility rules, and a late application does not stop a foreclosure.

Where WorkWithBar fits

We are private, not a counselor, court program or law firm. A property review is optional and separate from these resources, and our form does not pause any proceeding.

If a sale is already listed

Call the Sheriff's real estate unit to confirm the current status, and the Tax Claim Bureau if it is a tax sale. Then call LASP or a lawyer the same day.

Before you call

Have your loan statements, any notice or court papers, and income records ready. If you received a notice about a court conference or program, read it carefully and confirm with the court that it is current; we do not present the historical pilot as active.

Records

Deeds are searchable through the Recorder of Deeds, and the municipality confirms zoning. Chester City and Chester Township are separate.
