Homeowner help

Facing foreclosure? Start with keeping your options open

Foreclosure moves through stages: missed payments, notices, a court complaint, and possibly a scheduled sale. At every stage, a free HUD- or PHFA-approved counselor and a lawyer are the first calls. Selling is one option among several, and contacting WorkWithBar never pauses a proceeding.

Keep-home options come first

Many homeowners can explore repayment plans, loan modifications or assistance programs. Philadelphia homeowners can call Save Your Home Philly at (215) 334-4663. PHFA's foreclosure and HEMAP line is 1-800-342-2397. HEMAP is a repayable loan with eligibility rules, not a grant.

The stages, in plain language

Early on, the lender may send notices about missed payments. In Pennsylvania some loans require an Act 91 notice, which explains counseling and HEMAP; it does not apply to every loan. A complaint means a court case has started. A scheduled sale means the sheriff has listed the property, and dates can change.

Mortgage, tax and other judgment sales differ

A sheriff sale after a mortgage foreclosure is not the same as a tax sale, and other judgments can also lead to a sale. Rules about notice, timing and any surplus differ. Find out which kind applies before acting.

Where selling fits

Some owners decide a sale makes more sense than keeping the property. That decision is easier with a counselor's input. If you discuss a sale with us, any proposal must disclose the buyer, role, terms and compensation in writing.

What we will never do

We will not suggest letting a foreclosure proceed, promise to stop it, offer credit repair, or claim affiliation with a court, HUD or PHFA.

Before your first counseling call

  • Most recent mortgage statement
  • Any notice or court papers you received
  • Proof of income for the household
  • A list of monthly expenses
  • Questions about what you want to happen

Questions people ask

What does an Act 91 notice mean?

It explains your right to a counseling meeting and HEMAP information for covered loans. PHFA's notice warns that a late application does not stop a foreclosure. Read your notice and call PHFA.

Can I still sell during a foreclosure?

Often a sale is possible before a sheriff sale, but your lender, the court and your lawyer determine what applies to your case.

Is HEMAP free money?

No. PHFA describes HEMAP as a repayable loan with eligibility requirements.

Are you a counseling agency?

No. WorkWithBar is a private company, not a government agency, HUD- or PHFA-approved counselor, or law firm.
