Types of capital, explained plainly

  • Senior or bridge debt — a loan secured by the property, repaid with interest.
  • Preferred equity — sits behind the loan and ahead of common equity, usually with a fixed preferred return.
  • JV equity — a partner contributes capital and shares in the upside and control.
  • LP equity — passive investors in a sponsor-managed vehicle.

Each carries different cost, control and risk. The right fit depends on the project and the sponsor.
