How the math works
Start with the expected sale price. Subtract every mortgage payoff, any other liens and unpaid taxes, transaction costs such as settlement fees and transfer tax, and repairs or seller concessions. Moving costs are optional. The result is your estimated net — and it can be negative.
Avoid double-counting
A mortgage payoff figure can already include missed payments, late fees and escrowed taxes. If it does, do not enter those again under liens or taxes. Only a written payoff statement from your servicer and a title search give exact figures.
When the result is a shortfall
If costs exceed the price, the worksheet shows the shortfall instead of zero. A shortfall means you might need to bring money to settlement or negotiate with lienholders. Talk to a counselor or lawyer before deciding.
What this is not
It is not an appraisal of your house, not an offer, and not a surplus-funds estimate. Surplus after a sheriff or tax sale is a separate question handled through official records and is never calculated here.
Your numbers stay with you
The worksheet runs in your browser. Figures are not saved or sent unless you choose to attach them to a property review request.
Where to find each number
- Sale price: a written offer or agent's pricing opinion
- Payoff: written payoff statement from each lender
- Liens and taxes: title search and tax bills
- Transaction costs: settlement agent estimate
- Repairs/concessions: contractor quotes or the agreement
